3Space is a registered charity set up to unlock the value and potential of empty commercial properties. You can find out more about our organisation on the About page.
What are your aims as a charity?
Our charitable objectives are as follows: (a) To promote the efficiency and effectiveness of charities and the effective use of charitable resources for the benefit of the public by providing charities, non-profit or community organisations with access to property in otherwise vacant units on a non-commercial basis; and (b) To promote charitable use of property as a means of empowering communities, regenerating areas, developing a robust community sector, supporting social enterprise and delivering public benefit.

There’s a great property on my high street that I would love to use, how can I make it happen?
3Space isn't set up to help in this way, we look to work with landlords across a portfolio of properties and as such we don’t target individual empty spaces. This is because we believe this is the only way to introduce scalable change and truly sustainable development to the high street. But we are always happy to pass on any advice and will also consider collaborations on certain project, so please do get in touch. It might also be worth speaking to your local council to see if this might be something that they can help facilitate.

Applying to use Space
How can I apply to use space?
Create an account on 3Space.org , then fill in all your details using the 'drop-down' account button, then book the space you are interested in. Also see below FAQs for more information on the booking process and don't forget to read and understand your legal obligations under 3Space T&Cs.
Am I eligible to use one of your spaces?
Our properties are available to social enterprises, charities, not for profits and start-up businesses (early-stage and local). You must be a registered or set up in some way as an organisation to use space - if you're unsure, just ask!
How much does it cost to use one of your spaces?
It’s free! No rent, no utilities, no rates and no hidden charges. We ask you to put down a deposit of £250 but this is fully refundable, as long you do not cause any damage to the space and leave it in the same condition as when you arrived. We reserve the right to retain all or part of a damage deposit if the space is not cleaned to a satisfactory standard, or if furniture/equipment if left behind in the space. Make sure you read through and understand your legal obligations under our 3Space T&Cs.
Do I need insurance to use one of your spaces?
Yes you do - and we will need to see a copy of your insurance documents before you start using the space. We require as a minimum that you have public liability insurance, but you may well want to consider something a bit more comprehensive. If you're unsure, please just ask.
Can I book a permanent space?
No I’m afraid not. 3Space are able to make our properties available free of charge to our users because we don’t have security of tenure. We operate on what is called a Meanwhile Use lease where we are typically on anything from one week to one month notice period.
What can I use your space for?
There is a massive range of different things that our spaces can be used for, some of which we're sure we haven’t thought of yet. In the past our spaces have been used for (deep breath…) offices, co-working, meetings, workshops, training, lessons, exhibitions, rehearsals, performances, roller derby, end of year student shows, circus school, artist studios, parkour, Golden Jubilee events, 5 a side football, gymnastics, art installations, fashion shows, awareness weeks, dance studios, opera rehearsals, therapy sessions, flash mobs, screen printing, tv studio, youth outreach work, the Olympics torch relay, student showcases and kung fu classes, amongst others… As you can see we are open to new ideas and types of use, so run it by us. We’d much rather hear about it and have to say no, than have your amazing idea for a project not get off the ground. Visit our blog for examples of how our spaces have been used in the past.
Do I need to fill out my account profile prior to making a booking?
Yes, you need to make sure that you have filled our your profile with all questions marked with a * being completed as a minimum. If this is not done, we're afraid your booking will be declined and you will be required to resubmit.
What is the process of making a booking?
Once you have filled out your profile and made an initial booking you will receive an email confirming that your booking request has been submitted. A member of the 3Space team will then get back to you within 2 working days to discuss your application (via text message notification, phone or email). You can message us if you have an urgent query in the meantime. Presuming your proposed use of the space is suitable you will then have to upload your public liability insurance certificate and transfer your deposit (via bank transfer) at which point you will receive an email confirming your booking. Make sure you read through our 3Space T&Cs which goes through this process in detail, and includes the legal terms and conditions which will be agreed by you as part of the booking process.
When booking a co-working space what should I put in the date range if I want to use it in an ongoing manner?
Please put from today's date until your public liability insurance expires.
How do I book a meeting room for an hour?
Just book for the particular day you need, and then use the message function on the website to confirm the time with 3Space.
What if I'm not sure about any aspect of the booking process?

Use of the Space
Can I use one of your spaces during the evening or weekend?
This varies from property to property, please check on specific property pages.
Can I use one of your spaces as a charity shop?
By and large we look to avoid using our spaces for retail. We believe that it can be difficult to fully move out of a unit that is being used as a shop on a short notice period, it can put the charity at an unfair advantage over other local charities in the area and it is sometimes against the wishes of the landlords who provide us with our spaces. Charity shops are an essential fundraising tool but 3Space was not set up for the purpose of facilitating this.
Can I use any of your spaces for storage?
No, 3Space requires that all of our spaces are physically occupied and used to their full potential, so we do not allow storage.
What else can't I do in your spaces?
We will not allow any uses which are likely to offend or negatively impact other users or visitors to the space. If you'd like to discuss this, please just ask. When reviewing your application, we will assess all health and safety risks and may ask you to provide additional information or documentation where necessary. Please also refer to 3Space T&Cs which are your legal obligations while using a 3Space property (agreed by you at the time of booking).
Why can't I have the space to myself?
We believe that the users who gain the most from using our spaces are those who engage with the community aspect of what we're trying to achieve. Our spaces are designed to promote an ethos of idea and resource sharing, co-working and networking, and we will always give priority to users who work alongside us to achieve this objective.
Can I have post or parcels delivered to the space?
No, we cannot facilitate this.
Can I use your space as the registered address of my organisation?
No. As organisations use our spaces on a temporary basis, it is not appropriate to use the space as your registered address.
How far in advance can I book a space?
It varies between locations, and depends on how busy the space gets! The general rule is that we cannot accept bookings for more than 2 months in advance.
Can I block book one of your spaces?
No - we try to ensure that all members are able to access space as equally as possible, and so do not allow organisations to block book spaces.
About our Spaces
Do your spaces have Wifi?
All of our co-working (hub) spaces have free to use Wifi, although we ask that users do not use the Wifi connection for anything which is likely to affect the speed for other users (Eg: downloading/uploading large files).
What facilities are available at your spaces?
It varies from space to space - the best way to find out is to view the individual space listing, which will detail the facilities available. This includes information on parking, disabled access and equipment in the space. If you're unsure just ask!
What are the opening hours of your spaces?
Our general opening hours are 9.30am-6.30pm Monday-Friday, although this can vary so do check the individual space listing for exact hours.
What else do I need to consider?
- Please make sure you read and refer regularly to 3Space T&Cs which are your legal obligations while using a 3Space property (agreed by you at the time of booking).
- Signing In: You must sign in and out every time you use a 3Space building. This is essential for both health and safety and reporting purposes. You will be shown where to sign in and out when you complete your induction.
- Visitors: Visitors are welcome, however they met be signed in and may not use the space unsupervised. You are responsible for the safety and conduct of your visitors while they are on site.
- Equipment: Any equipment such as laptops, folders, notebooks etc. must be taken with you at the end of each day, unless you have been designated a space/locker in which to leave your possessions. All items are left in the space at your own risk.
- Cleaning: Your workspace should be left exactly as you found it. If you've used any mugs or cutlery please wash them up. Any spillages should be dealt with promptly and surfaces should be wiped down.
- Kitchens: Many of our spaces have kitchens, which you are welcome to use. Please clear up any mess immediately rather than at the end of the day. Any food left in the fridge must be labelled otherwise it will be binned at the end of the day.
- Rubbish: Please make sure that all rubbish (especially food waste and packaging) is gathered and disposed of in the correct bins - with recycling separated where possible.
- Heaters: Oil filled radiators are the only form of heaters that are allowed in the building. They must not be left on at any stage when you are not in the building. Fan based heaters are not allowed under any circumstances, if you in doubt as to how they are classified then please ask a member of the 3Space team.
- Candles and incense: are not to be lit at any time, under any circumstances. The same goes for any other activity which might require a naked flame.
- Smoking: Is not permitted in any of our spaces at any time.
