Your Problem:

The removal of the rates discount for empty properties came about just as the country entered the worst commercial property environment in a generation. The government has remained deaf to your pleas that this tax is hitting you at the worst possible time - when your properties are not generating any income and the recession is reducing the number of potential viable tenants.

But empty properties are more than just a short term financial problem. They spoil areas by destroying economic and social value. Boarded-up properties have knock-on effects: they can attract fly-posting and litter, they can suffer vandalism and fall into disrepair, and they can create a sense of neglect that has serious consequences for the wider area.

Our Solution:

3Space’s offering is innovative, practical and mutually beneficial.

We sign a short-term tenancy at will lease, taking over the rates liability. As a registered charity tenant, we receive a minimum of 80% rate relief.

You save at least 50% of the full rates liability and 3Space takes care of finding charities to use the spaces and all the legal requirements and management of the use. Charities are able to use the properties free of charge.

We believe that the use of our properties is leading the way in the search for alternatives and new uses for vacant property, in particular those properties which have been vacant for a long period of time. Charities and social organisation are perfectly suited to lead this as they need the rich public interaction that can’t be found on-line and are actively engaged locally. These organisations use our properties to deliver new services, test ideas and work with the community (we do not allow charity shops).  We hope to further stimulate this type of activity through competitions such as High Street Hijack. By working with our landlord/leaseholder partners it is hoped that this increased activity will leads to the creation of new niche markets and new commercial tenants.
