Why an intermediary?

It is difficult for an individual charity to negotiate with a landlord for short term use of an individual property. There is also little incentive for the landlord to make one property available on its own. However as an intermediary we believe we can offer major incentives to landlords and reduce the legislative burden and negotiation issues for charities who want to try this type of use. 3Space offers a favourable solution to landlords, charities, local government and ultimately the communities where it operates.
Sourcing Properties
3Space is supply driven with a focus on offering landlords real incentives that make meanwhile use attractive. We strongly believe that by offering incentives to all parties, we can expand the number of properties available to charities and community groups. Rather than negotiating over individual buildings we offer attractive savings on business rate expenses by taking on large portfolios of vacant property at one time. This also allows us to offer a network of properties to charities across the UK.

Marketing Properties
3Space works very hard to find charities and organisations which can use our spaces often within short time periods. We are continuing to build strong relationships with national charities and UK umbrella bodies such as ACEVO, NCVO, the Ethical Property Foundation and local CVS who can put us in touch with potential users.
We undertake the following as soon as we receive a property:
- Advertise the space on our website and other charity property sites
- Contact the local council regeneration and voluntary action team to discuss use of the space
- Contact the local CVS
- Contact appropriate charities from previous projects and from our database
- If a shop we advertise the availability to the local community via interesting and stimulating posters on the shop window
- Organise an event or day to promote use of the space and invite local groups to attend.
Managing Property
We employ professional property managers for the day to day management of our properties. All charities and organisations that use our properties must fill out an application form which we vet before either signing a licence or sub lease with them for use of the property.
Knowledge Centre
We are continuing to consolidate the knowledge and experiences of how charities and organisations can creatively use temporary space. As we grow we hope that this central knowledge centre will become a very useful tool for charities undertaking meanwhile uses.
